What matters, and what it doesn't prove
Population
Maricopa is among the most populous U.S. counties. Scale supports a deep resident base, but county totals say nothing about a specific catchment's paying demand.
Economy
The research identifies diversified employment, including a large health-care base. Forecasts in the white paper are labeled as projections, not observations.
Housing
Median rent is a context indicator. It is not a comparable for a leased recovery residence or for an operator's rent capacity.
Transport
Work, care and grocery access matter for residents and for alternative-use value. Underwrite real transport costs and parking rules.
Operator credit
Recovery need does not equal rent collection. Tenant cash collections, coverage and liquidity are evaluated organization by organization.
Legal use
State licensing (A.R.S. 36-2062) is premise-specific; city and county rules on classification, spacing, parking and fire occupancy apply separately.
Observed figures are labeled with periods; any forecasts referenced in the white paper are projections. Research edition 1.0, October 30, 2026.
